From October 2008 all commercial buildings will require an assessment of their energy consumption when constructed and when marketed for sale or lease. These regulations are designed to improve energy efficiency and reduce CO2 emissions.
What is an Energy Performance Certificate (EPC)?
Each building will be surveyed and then given an energy efficiency rating from A to G, A being the most efficient and G the least efficient. Because no two buildings are the same, the rating is determined by the individual, intrinsic performance of the building. The survey considers the engineering services and the fabric of the building.
Once the survey is complete your building will be given an Energy Performance Certificate (EPC). You will also be issued with a report that provides recommendations on more effective use of the building services as well as improvements that can be made to enhance the building’s energy performance.
Do I need an EPC?
Any prospective buyer or tenant must be provided with an Energy Performance Certificate (EPC) when buying or leasing commercial property.
When do I need an EPC?
By the end of 2008, all buildings will have to comply with the legislation, but larger buildings will need to comply by the beginning of April 2008. Other buildings will have to comply at various stages throughout the year;
All buildings > 10,000m2 6th April, 2008
All buildings > 2,500 m2 1st July, 2008
All other buildings 1st October, 2008
So, what’s a DEC?
A Display Energy Certificate (DEC) analyses the actual use of energy consumption by taking the bills from throughout the year to give you an operational rating for the building.
Who needs a DEC?
Public authorities and institutions providing public services, with a useful floor area > 1,000m2, must display a valid Display Energy Certificate (DEC) and have a valid report in their possession by the 1st October, 2008.
How do I get an EPC or DEC?
